The Smeraldo project, located at Viale Monte Grappa, embodies the holistic approach to building repositioning. Steered by the principle of Asset Design, we stimulated shared thoughts, equitably harmonising the interests of investors, end users, and owners and we formulated a winning strategy. Indeed, Smeraldo isn’t just a name that preserves the historic roots of the real estate complex which housed the famous theatre, but it represents the future of a property that merges a residential, commercial, and recreational soul into a unique space.

This metamorphosis translates into a living entity, always open and active. Smeraldo: a tale to tell

In our vision, design acts as the narrator in a captivating story. As the proverb goes, you can in fact tell a book by its cover, and in this case, architecture shapes the mixed use. This model, known as mixed-use development, aims at creating a complete urban environment within a single building. Our project was conceived as both a vertical and horizontal development approach, to accommodate various operations, including eateries, showrooms, and hospitality. The model aims at transforming the building into a narrator that conveys its essence without any geographical limits, endlessly projecting its identity.

A journey inside mixed use

A careful analysis of the project forecasts allowed us to confidently steer the building’s repositioning toward the mixed use market. Investing into it today means looking past hospitality, retail, and living. A dynamic and rapidly growing market expands its horizons, embracing new schools of thought and exploiting new markets, such as luxury short rent, experiential retail, social working, and student hotel. An appealing prospect for those who, just like the advocates for architecture, understand and steers the Real Estate dynamics and wants to help amplify and change the face of an industry that is rapidly conquering new neighbouring market shares.

Designing the Future: From Old to New

True expertise arises from the ability to transform a structure originally conceived for other functions into an efficient and functional multi-purpose space. Designing a successful change in use implies declining high standards of functionality and managing the spaces conceived for a pre-existing structure, to help it along the journey toward adapting to a more profitable relation with its new target and with the relevant different stakeholders.

Studying data—transformation starts here

Our design philosophy starts from in-depth data analysis; the entire project journey starts from this phase zero, ensuring a complete and detailed understanding of the dynamics involved.
The approach proves peculiarly effective when a building, for various reasons, is value-impaired: due to leasing agreements with little strategic value, neglected maintenance work, or other causes that jeopardize its efficiency. A Non-Performing Asset becomes Non-Performing Architecture. Our solution: intervening with a targeted upgrade that gives back vitality and value to the area.
